Six Buildings, Twelve Storefronts Move Forward Simultaneously Adjacent to $50M Entertainment Anchor
Construction is now underway across the entire 600 block of Cleveland Street—marking the first full city block in more than 50 years to advance as a unified development in downtown Clearwater.
Located directly adjacent to the planned $50 million EVO Family Entertainment Center—the district’s primary entertainment anchor—the 600 block forms the first full commercial block to move forward as a unified development, encompassing six buildings and twelve storefronts.
All six buildings are now under construction simultaneously.
This is not a series of individual projects. It is a coordinated, block-scale transformation now actively underway.
Across more than 34,000 square feet, the redevelopment brings a concentrated mix of retail, dining and experience-based uses—extending activity beyond the district’s primary anchor and creating the next layer of continuous storefront activation along Cleveland Street.
All buildings are being redeveloped concurrently, transforming previously underutilized properties into a cohesive, street-facing commercial block designed to function as a single, connected environment.
Among the properties, the historic Brown Brothers Building—originally constructed in 1924—is undergoing full restoration, preserving architectural elements while returning the structure to active commercial use.
“This block sits at a critical intersection between downtown and the Pinellas Trail. Strengthening that connection was essential. These projects help bridge movement, activity and identity across both,” said Michael Halflants, FAIA, Founding Partner of Halflants + Pichette Architects.
The redevelopment is led by the Cleveland Street Alliance, with design by Halflants + Pichette Architects—an award-winning firm recognized with more than 70 American Institute of Architects honors, the highest number awarded to any practice in Florida.
With construction now underway across the full block, the 600 block builds on the transformation already visible along Cleveland Street—advancing it at a scale not seen in more than 50 years through a fully unified, block-by-block redevelopment.
